A legal disclaimer
These Terms and Conditions (“Terms”) govern the provision of property maintenance services (“Services”) by MLD Services (“Company”, “we”, “us”, or “our”) to the client (“Customer”, “you”, or “your”). By engaging our Services, you agree to be bound by these Terms.
1. Services
1.1 MLD Services provides property maintenance, repairs, and related services as agreed with the Customer.
1.2 The scope of work will be confirmed in writing (e.g., quotation, service agreement, or work order).
1.3 Any additional services requested outside the agreed scope will incur extra charges.
2. Quotations & Pricing
2.1 All quotations are valid for 30 days unless otherwise stated.
2.2 Prices are based on the information provided at the time of quotation; changes to the scope or unforeseen circumstances may affect final costs.
2.3 Any variations to the agreed work will be discussed with the Customer before additional charges are incurred.
3. Payment Terms
3.1 Unless otherwise agreed in writing:

Domestic Customers: Payment is due immediately upon completion of work.

Commercial Customers: Payment is due within 30 days of the invoice date.
3.2 We reserve the right to charge interest on overdue invoices at 8% above the Bank of England base rate plus recovery costs in line with the Late Payment of Commercial Debts (Interest) Act 1998.
3.3 Materials purchased on behalf of the Customer may require advance payment.
4. Customer Responsibilities
4.1 The Customer must provide safe and reasonable access to the property where work is to be carried out.
4.2 The Customer is responsible for ensuring permissions, approvals, or consents (e.g., landlord or local authority approval) are in place prior to work commencing.
4.3 The Customer must notify us of any known hazards, structural issues, or relevant conditions at the property.
5. Health & Safety
5.1 MLD Services will carry out work in line with health and safety requirements.
5.2 We reserve the right to stop work if conditions are unsafe or access is obstructed.
6. Liability
6.1 We will exercise reasonable skill and care in providing our Services.
6.2 MLD Services is not liable for:

Pre-existing faults or damage at the property.

Delays caused by circumstances beyond our control (e.g., extreme weather, supply chain issues).

Indirect or consequential losses (e.g., loss of rent, income, or business).
6.3 Our total liability for any claim arising under these Terms will not exceed the total fees paid for the relevant Services.
7. Warranty
7.1 We provide a 30-day workmanship warranty for repairs and maintenance unless otherwise stated in writing.
7.2 Manufacturer warranties apply to materials and parts supplied.
7.3 The warranty does not cover damage caused by misuse, neglect, or failure to follow recommendations.
8. Cancellations & Rescheduling
8.1 Customers must provide at least 24 hours’ notice to cancel or reschedule an appointment.
8.2 Failure to provide adequate notice may result in a call-out charge.
8.3 MLD Services reserves the right to cancel or reschedule work due to unforeseen circumstances.
9. Termination
9.1 Either party may terminate the agreement if the other party breaches these Terms and fails to remedy the breach within a reasonable time.
9.2 We may suspend or terminate services if payment is not received in line with clause 3.
10. Governing Law
These Terms are governed by and construed in accordance with the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
